Commercial Property Investment
We regularly act for investors and landlords on the purchase, funding and disposal of commercial property – whether it’s an existing site or new development, and whatever its purpose.
Our team is experienced in dealing with sophisticated investment clients (including funds), who manage and adapt their portfolios during ownership to line them up for a successful and profitable disposal, and with longer term investors whose business is owning and managing property assets.
It’s not unusual for clients to be based outside the UK, and the assets can span everything from shopping centres, outlet malls and high street parades to industrial parks, leisure complexes and multi-let office buildings.
The acquisition of new developments may involve the investor funding the development works under complex forward funding arrangements or, more simply, completing the acquisitions once the development has been completed. We’re also adept at dealing with tenant applications to make alterations or to assign their premises. Ensuring that the income and expenditure levels are as the investors are expecting is of paramount importance.
Because every site is different and has its own particular quirks, we invest time and effort at the outset to develop a deep understanding of the asset. This can make all the difference in our dealings with tenants and developers. Many of our lawyers are experienced in acting for commercial property developers and for corporate occupiers, so they’re able to quickly identify, tackle and appreciate the key issues from each side of any transaction.
All transactions are carried out or carefully supervised at partner level to maintain the excellent quality of the advice and guidance we provide. We’re able to act for clients with assets on the English border and have the resources to effortlessly handle large portfolio investment transactions.
As a full-service firm, we’re also able to call upon a range of supporting specialisms to provide seamless legal expertise in relation to any related commercial, tax, employment, planning or construction issues.
