Having advised on many aspects of residential property, Shikha has built excellent client relationships often leading to new instructions from repeat clients and provides exceptional customer service to a vast array of clients from high net worth to first time buyers.
Having previously worked in private and corporate immigration as well as being fluent in Hindi with an understanding of spoken Punjabi, Shikha has a strong understanding of international business customs and has acted for many high net worth clients from across Asia Pacific.
Experience
- Acting on a company purchase of a property with Houses in Multiple Occupation (HMO) and tenancies involving surrender of the leasehold title and satisfying extensive lender enquiries before funds release.
- Dealing with a complex buy-to-let re-mortgage under extreme time pressure with a number of aspects, all of which were to be completed simultaneously; including porting of the existing mortgage to a different property, completing the new mortgage, transfer of equity, and redemption of a separate lender’s charge.
- Acting on a £6m purchase of a working farm which involved 220 acres of land for a high-net-worth client to secure a pre-Christmas exchange in a short space of time. Given the size of the land involved and its mixed residential and agricultural nature, extensive enquiries had to be raised and dealt with and an assiduous investigation of the title and associated covenants undertaken.
- Acting on a sale and purchase of an unregistered property, the total value of which was in excess of £3m. The transaction involved detailed title research due to the unregistered aspect and dealing with a first registration following completion.
- Acting for a high net worth client on a portfolio of assignment contracts relating to one newbuild development. These transactions involved negotiating complex contractual provisions relating to the original contract and assignment deed to ensure that our client’s position remained protected.
