Gemma has been involved in residential development since 2002 and has substantial experience dealing with plot sales for a wide range of developers from Plc housebuilders to individual builders. During this time she has gained experience in dealing with volume sales, bespoke high-end sales, part-exchanges, and resales as well as site set-ups and has extensive knowledge of the various schemes which have been implemented over the years, such as help-to-buy.
Experience
- Acting in the sales of several new build properties where separate land and build contracts have been required allowing works to be completed under licence.
- Advising a developer on the sale of an additional parcel of land alongside a leasehold plot sale, including restrictions being placed on the use of the land and a buy-back option.
- Acting in the sale of two plots to one buyer where works were undertaken post-exchange by the developer to combine the plots into one property with provision for them to be separated to two properties again in the future.Â
- Acting in setting up initial help-to-buy paperwork for a developer, including the undertakings required where Gateley are the registered solicitor but are not acting in the sales.
- Advising developer on the release of existing exchanged contracts in order to protect their interests.Â
