Expertise 

Leanne is a specialist residential development lawyer with a strong background acting for national and local developers on site acquisitions, disposals and strategic land acquisitions. She has great understanding of the mechanics of Land Promotion Agreements and long-term strategic land projects and is an experienced negotiator and draftsmen for conditional land contracts, option agreements, JV development agreements and collaboration agreements.

Leanne also acts for specialist care home providers, including the acquisition of development sites either through conditional contracts, JVs and/ or collaboration agreements for the eventual development of care home villages. She specialises in varying section 106 agreements in terms of affordable housing provisions across to extra care.

Having previously worked in-house for a residential developer as legal director/ general counsel for a number of years, Leanne has great in-depth knowledge of the journey of a residential site from tender stages through to acquisition and then onto site set up and plot sale disposal.

Leanne has dual knowledge of Welsh and English planning law.

Experience

  1. Acting for a national UK housebuilder in the creation of a major mixed use development in Lancashire accommodating up to 1,000 dwellings, up to 50 acres of employment land and 10 acres of community use including a new primary school. This transaction included a multi-landowner option agreement and a collaboration agreement with Homes England.
  2. Acting for a number of national and regional housebuilders on collaborative land acquisitions from Homes England on the DPP3 build lease structure. Recognised as the go to lawyer in the North West for this area of work. 
  3. Acting for a regional developer on a large multi-owner multi-phase site in the North West with a number of tripartite option agreements to unlock future development of a further three phases of a recently consented first phase taken out of green belt.
  4. Acting for a number of national housebuilders on collaborative JV/ partnership arrangements with Vistry and registered providers.
  5. Acting for a SME regional developer on all land acquisitions, option agreements and promotion agreements, guiding them through the process from initial tender stages through to securing the site and thereafter site set up and plot sale disposals.
