We advise business occupiers of real estate across the UK across all asset types – including retailers, manufacturers and professional services providers – in how to maximise flexibility, minimise liability and avoid costly and damaging mistakes in contractual arrangements with landlords and developers and work with you every step of the way to ensure that your property arrangements are robust and fit for purpose and your property obligations are clearly understood from the outset. 

Some of our clients are sophisticated property occupiers, such as national retailers or manufacturers with large property portfolios, who have well established and understood requirements in relation to property occupation. Others are single property occupiers or new entrants to UK property, where we provide a lot more support and advice to ensure that they obtain the best outcome for their occupation arrangements. Our advice is specifically tailored to suit the needs of our clients and is never a ‘one size fits all’ approach. We help to maximise opportunities with real estate portfolios.

We advise on all aspects of the agreements that govern occupiers’ property relationships, including:

  • new and renewal leases; 
  • acquisitions and disposals of freehold or leasehold land;
  • property management issues, such as licences for alterations, licences to assign or guarantee agreements;
  • serving Landlord and Tenant Act notices and issuing lease renewal proceedings and handling dilapidations settlements.

As well as transactional landlord and tenant work, our litigation team find pragmatic solutions to landlord and tenant disputes, should things go wrong.
