Clare is a senior commercial property solicitor with significant experience advising institutional investors, lenders and asset managers on high volume commercial real estate matters. Her practice focuses on asset management and transactional support, including the drafting and negotiation of leases, agreements for leases, licences, surrenders, rent deposit deeds, wayleaves and related documentation.
Clare regularly supports acquisition and refinancing transactions through the preparation of City of London Certificates of Title and detailed due diligence exercises, including tenancy schedule reviews for major investment clients. She has acted for a wide range of UK and international clients with large property portfolios.
Alongside her legal practice, Clare plays a key role contributing to the development of technology-enabled solutions, legal project management and process improvement initiatives. She also has extensive experience in team leadership, recruitment and trainee supervision.
How do you help clients?
I help clients manage the legal and operational risks that arise from owning and managing large commercial property portfolios. I enjoy working closely with institutional investors, lenders and asset managers to deliver clear, practical advice that supports their wider commercial objectives and keeps transactions moving efficiently.
I support clients through the full asset management lifecycle, helping them navigate complex leasing arrangements, regulatory requirements and transactional pressures by providing consistent, high quality drafting and responsive advice. I particularly enjoy assisting clients with lettings and refinancings, managing due diligence exercises and producing certificates of title that give clients confidence in their investments.
I also seek to help clients improve the way legal services are delivered. By combining technical property expertise with process improvement and project management, I work with clients to improve efficiency throughout a matter.
What I value most is building long-term relationships, understanding how my clients operate and helping them achieve commercially focused outcomes while minimising risk.
Experience
- Advising Britannia Invest A/S on the successful completion of multiple lettings at One Colmore Row, Birmingham, achieving full occupancy at benchmark rental levels. Working closely with the asset manager from asset strategy through to lease negotiation and property management to deliver a swift, high‑quality outcome.
- Completing commercial lettings on behalf of Aberdeen in accordance with agreed service level timeframes, incorporating updated sustainability and ESG‑focused drafting to reflect evolving market and regulatory requirements.
- Providing ongoing asset management support to Ballymore in relation to the Broadwalk Shopping Centre, with work tailored to support the client’s long‑term redevelopment strategy.
- Preparing City of London Certificates of Title for Blackstone on high‑value acquisition and refinancing transactions, delivering clear, commercially focused risk analysis to support investment and funding decisions.
- Trialling and evaluating AI‑enabled legal tools, including Harvey and Legora, to enhance legal service delivery, improve efficiency and support innovation within commercial property workflows.
- Leading and supervising junior lawyers on complex commercial property matters, ensuring consistent quality, continuity of service and a responsive, trusted client experience across transactions.
