We have provided multi-disciplinary legal support to Barratt Redrow (North Thames division) on its partnership agreement with Buckinghamshire Advantage, a subsidiary of Buckinghamshire Council. As a result, contracts have now exchanged between the partners to facilitate the delivery of the major 495-acre flagship mixed-use scheme in Aylesbury, known as Woodlands.

Situated on land south-east of Aylesbury, the Woodlands development will provide a community-led place for people to live, work and thrive, creating 1,100 high-quality, sustainable homes, including 220 affordable homes.

The development will also comprise new community and sports facilities, including a 40-acre sports village and pitches, a hotel and conference centre and over one million square feet of business and employment space. The scheme will also provide the community with a mixed-use local centre, primary school and care home, along with more than 240 acres of nature-led public open space.

A core element of the scheme is ensuring adequate infrastructure, with the development supporting the introduction of a key section of the Aylesbury ring road – the Eastern Link Road (South) – set to connect the Woodlands to Barratt Redrow’s nearby Kingsbrook scheme and the A41.

Delivering multi-disciplinary expertise across a complex transaction

The transaction involved a complex conditional land assembly, and a range of related development and infrastructure requirements, requiring multi-disciplinary input across a number of specialist areas.

Our team provided multi-disciplinary support on the transaction, advising on a wide range of residential development, planning, construction, tax and corporate matters. Residential development partner Shaz Sharif led on the transaction, working alongside Johanna Cope, Jennifer Edwards, Jordan Joyce, Andrew Keeley, Joseph Martin, James Gopsill, Jo Dugdale, Matthew Scudamore, Max Moore and Kim Strachan across our London, Guildford, Reading and Birmingham offices.

Shaz commented: “We are pleased to have supported our long-standing client, Barratt Redrow, on this major land transaction, which will play a significant role in supporting the Government’s ambitious housing and infrastructure targets.

“The complexity of the transaction demonstrated the breadth of our in-house expertise for housebuilders and developers and truly was a collaborative effort by all involved. We’re really thrilled to have got this one over the line and look forward to seeing the wider project and post-completion works progress over the coming years, delivering key housing, infrastructure and community facilities to the area.”
