The type of work that Rafe undertakes includes conditional development/sale agreements involving planning obligations, site assembly and investigations and infrastructure logistics. Rafe is experienced in negotiating sales, planning and/or revenue overage agreements, commercial lettings and complex infrastructure/energy (CHP) arrangements.

Experience

  1. Acquiring large scale development sites across London for a range of private developers and social housing providers with schemes having a GDV well in excess of £100m.
  2. Acting for a top five house builder on a high profile and innovative £450m deal which will see the construction of 737 new homes, an 80,000 sq. ft. supermarket and a further 27,000 sq. ft. of retail, leisure and office space. The development simultaneously involved negotiating a Land and Works Agreement to avoid CPO. The GDV being £1bn.
  3. Negotiating a tri-party development agreement of a 120 acre site conditional upon planning, ecological consents, relocation of a college, finance and entering into a land agreement with an adjoining landowner to facilitate S.106 infrastructure obligations for the delivery of 700 homes. The transaction included a building lease, leasebacks, parallel planning applications and a six phased drawdown with promissory notes.
