Joshua is a driven professional who recently achieved a first-class degree apprenticeship in quantity surveying and commercial management at Nottingham Trent University. He is currently advising a variety of clients, ranging from housing developers, charities and medical practices to large commercial clients, such as Network Rail, developing commercial units.
Josh supports clients by conducting value at risk estimates and validating schedules of works for various insurers and loss adjusters. This can involve site visits across the country to both residential and commercial premises.
Josh provides budget estimates to clients to assess the likely cost of their planned development. He advises clients on key contract clauses and assists with the tender process by shortlisting appropriate contractors, sending out tender information and drafting tender reports.
Josh acts as quantity surveyor, project manager, contract administrator and employer’s agent on various schemes pre- and post-contract. He carries out progress reports, undertakes valuations and assesses variations/ instructions. He drafts pre-contract documents, using JCT standard forms of contract and collating information, in order to produce employer’s requirements and preliminaries.
Josh acts as an advisory consultant to a contractor, helping with valuations, variations, collateral warranties and contractual matters.
How do you help clients?
I help clients to navigate contractual matters and support first-time and non-industry private developers with pre-contract processes – such as securing valid tenders and mitigating planning issues – and assess development value in relation to client need and likely cost. To ensure that employers are protected from risk, I will engage with suitable contractors, reporting diligently on valuation applications and guiding clients through pre-contract manners. I provide programmes of key dates to help clients to secure their desired completion date and keep the project team on track. I also produce accurate minutes and trackers for contracts to be signed, actions to be completed and planning milestones to be monitored. I help maintain positive relations between key members of the design and construction team and I proactively respond to client queries quickly; I want to ensure that they feel as though their project is my sole priority.
Experience
- Acting as quantity surveyor in the development of private flats for residents living with disabilities.
- Acting as quantity surveyor and project manager in the extension and refurbishment of NHS surgeries on behalf of Primary Health Properties.
- Acting as employer’s agent on several residential schemes in East Anglia and Northamptonshire for Sage Housing and Leaf Living.
- Advising a contractor on the internal fit-out of a ground floor office space in Covent Garden.
- Acting as quantity surveyor and project manager in the development of a storage depot and office space for Network Rail in Leicester.
- Acting as quantity surveyor and project manager in the refurbishment of Wigston Bus Depot.
- Producing pre-contract estimates for the development of new private homes. One recent scheme was built in a Georgian style and another to comply with disabled access requirements.
- Acting as contract administrator for the extension and refurbishment of a dental surgery.
